Description
The construction of new gates on the two main entrance driveways into the estate and fencing across the full frontage of the college, plus areas of new associated paving. (As amended and amplified by information received 17 January 2023).
Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, MWA TPP 02, 276_36_P2, 276_36_P22, 276_36_P20, 276_36_P21, 276_36_P1, 276_36_P5, 276_36_P6, 276_36_P3, 276_36_P3, 276_36_P4, 276_36_P7 + Dems, 276_36_P7 and 276_36_P8, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The tree protection details as shown on the approved plan MWA TPP 02 and supporting Arboricultural Appraisal Report dated 21 December 2023 and MWA Tree Survey Schedule shall be put in place prior to any on site works including demolition and thereafter retained in situ for the duration of development.
Reason: To safeguard trees which are visually important in accordance with Policies STRAT1, ENV1, DES1, and DES2 of the South Oxfordshire Local Plan 2035.
The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans/supporting documents hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policies STRAT1, ENV1, DES1 and DES2 of the South Oxfordshire Local Plan 2035.
The entrance gates hereby approved shall be implemented in accordance with the approved plans and thereafter operated in accordance with the details and timings set out in 'Shiplake College Front Gate Traffic Management Plan', or in details and timings which shall first have been submitted to and approved in writing by the local planning authority.
Reason: To ensure that vehicles may wait clear of the highway while the gates are opened or closed in the interests of highway safety in accordance with Policy TRANS5 of the South Oxfordshire Local Plan 2035.
