Conditions / Refusal Reasons
The works to which this consent relates must be begun not later than 28 October 2024. Reason: By virtue of Section 19 of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 02, 04D and 01, and supporting documentation, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

Joinery details of the new front elevation window in the old cottage shall be agreed in writing by the Local Planning Authority, prior to the commencement of the relevant works. Thereafter the works shall be carried out in accordance with the approved details. Reason: In the interests of the visual appearance of the development in accordance with Policies DES1 and DES2 of the South Oxfordshire Local Plan 2035.

Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Vent and flue details for the new bathroom in the old cottage to be shown on annotated plan and by details as necessary Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.

Works of repair to historic fabric shall be carried out in line with the details provided in the Restoration and Repairs to Forge Cottage document. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.
