The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

This permission shall expire after a period of five years from the date hereof, and the building(s) hereby permitted, and all associated materials shall be removed from the land by the expiry date of this permission. Reason: In view of the temporary nature of the development in accordance with Policies DES1, DES2 and ENV1 of the South Oxfordshire Local Plan 2035.

Prior to the first use of the building herby permitted, the means of access to the site along Blounts Court Road, shall be fully constructed in accordance with the approved details and plans associated the extant planning permission (reference P19/S4576/O) at the site. In addition, all boundary treatment adjacent to the access, inclusive of fencing and hoarding shall not obstruct associated visibility splays or the proposed footways. Reason: In the interest of highway safety in accordance with Policy TRANS5 of the South Oxfordshire Local Plan 2035.

Prior to the first use of the building herby permitted, visibility splays of 2.4m x 25.0m from the means of access to the car parking area serving the proposed marketing suite shall be provided in both directions along the adjacent estate road within the site. No obstructions including planting and boundary treatment (fencing/hoarding etc.) shall be provided above 600mm within the visibility envelopes. Reason: In the interest of highway safety in accordance with Policy TRANS5 of the South Oxfordshire Local Plan 2035.
