Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, PL 1201, PL 1210, PL 1500, PL 1501, PL 1510, PL 1511, PL 1300, PL 1310, PL 1200, PL 1211, PL 1301 and PL 1311, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The works in relation to the demolition of the existing building and the retained connection details to the adjoining Grade II listed wall hereby permitted shall only be completed in accordance with the details set out in the plans/supporting documents hereby approved or in details which shall previously have been approved in writing by the Local Planning Authority.
Reason: To secure the proper planning of the historic environment and prevent damage to the adjoining Grade II listed wall, in accordance with Policies STRAT1, HEN1, DES1, DES2, ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.
The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans and supporting documents hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policies STRAT1, HEN1, ENV1, ENV6, ENV7, DES1 and DES2 of the South Oxfordshire Local Plan 2035.
All works of making good to the adjoining Grade II listed wall shall be completed in natural stone/brick/flint of the same colour, type and texture, laid and pointed in the same manner, as the existing wall unless otherwise approved in writing by the Local Planning Authority.
Reason: To secure the proper planning of the historic environment and in the interests of the visual appearance of the development in accordance with Policies STRAT1, HEN1, DES1, DES2, ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.
