Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any Order revoking or re-enacting that Order), the enlargement, improvement or other alteration of any dwellinghouse or the provision of buildings etc incidental to the enjoyment of the dwellinghouse as described in Schedule 2, Part 1, Classes A, B or E of the Order shall not be undertaken without obtaining planning permission from the Local Planning Authority. Reason: To ensure the Local Planning Authority retains control over any future development as specified in the condition in the interests of amenity and in accordance with Policies, DES2 and ENV8 of the South Oxfordshire Local Plan 2035.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any Order revoking or re-enacting that Order), the erection of gates, fences or any other means of enclosure as described in Schedule 2, Part 2, Class A, of the Order shall not be undertaken without obtaining planning permission from the Local Planning Authority. Reason: To ensure the Local Planning Authority retains control over any future development as specified in the condition in the interests of amenity and in accordance with Policies, DES2 and ENV8 of the South Oxfordshire Local Plan 2035.

Prior to the occupation of the development hereby permitted a scheme for the landscaping of the site, including the planting of live trees and shrubs, the treatment of the access road and hard standings, and the provision of all boundary treatments shall be submitted to and approved in writing by the Local Planning Authority. The scheme shall be implemented in full within 2 months of the first occupation of the dwelling hereby permitted and thereafter be maintained in accordance with the approved scheme. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 5 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, shall be planted and properly maintained in a position or positions first approved in writing by the Local Planning Authority. Reason: To help to assimilate the development into its surroundings in accordance with Policies ENV1 and ENV8 of the South Oxfordshire Local Plan 2035.

The cill level of the roof lights hereby approved in the eastern elevation shall be at least 1.7 metres above the floor level of the associated rooms and shall be retained as such. No additional rooflights shall be inserted into the eastern elevation of the development hereby approved without planning permission from the Local Planning Authority. Reason: To ensure that the development is not unneighbourly in accordance with Policy DES6 of the South Oxfordshire Local Plan 2035.

The external walls and roof shall be built in accordance with the samples of the materials which were submitted to and approved in writing by the Local Planning Authority under planning ref P21/S0628/DIS. Reason: In the interests of the visual appearance of the development in accordance with Policies DES1 and DES2 of the South Oxfordshire Local Plan 2035.

All windows and external doors shall be provided in accordance with the detailed specification of their type, design and external finish which was submitted to and approved in writing by the Local Planning Authority under planning ref P21/S0628/DIS . Reason: In the interests of the visual appearance of the development in accordance with Policies DES1 and DES2 of the South Oxfordshire Local Plan 2035.

The archaeological watching brief shall be carried out during the period of construction works by a professionally competent archaeological organisation in accordance with details which were submitted and approved in writing by the Local Planning Authority under planning ref P21/S0628/DIS. Reason: To secure the protection of and proper provision for any archaeological remains in accordance with Policy ENV9 of the South Oxfordshire Local Plan 2035.

The surface water drainage scheme shall be implemented as submitted to and approved in writing by the Local Planning Authority under planning ref P21/S0628/DIS. The development shall be carried out in accordance with the approved details prior to the first occupation of the development hereby approved. Reason: To prevent pollution and flooding in accordance with Policies ENV12 and EP4 of the South Oxfordshire Local Plan 2035.

The foul water drainage scheme shall be implemented as submitted to and approved in writing by the Local Planning Authority under planning ref P21/S0628/DIS. The development shall be carried out in accordance with the approved details prior to the first occupation of the development hereby approved. Reason: To ensure the proper provision of foul water drainage and to ensure flooding and pollution is not exacerbated in the locality in accordance with policy EP4 of the South Oxfordshire Local Plan 2035.
