Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P23/S0979/DIS

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, GGL GM GA P 101 B, GGL GM GA D 102 A, GGL GM GA D 103 A, GGL GM GA E 102 A, GGL GM GA P 102 A, GGL GM GA E 103 A, GGL GM GA GA P 103 A, GGL GM GA P 103 A, GGL GM GA D 101 A, GGL GM GA E 101 A, GGL GM GA P 101 A, GGL-GM-GA100-A, GGL GM GA D 104 A, GGL GM GA E 104 A, GGL GM GA P 104 A and GGL GM GA P 104 B, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. A full schedule of repairs including material specifications b. Details of the joinery specification for the staircase and balustrade c. Details of any strengthening required for the proposed roof build in the chimney area . Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. In addition, the bricks to be used in the construction of the new chimney shall match those used on the adjacent chimneys of the Bakehouse range unless alternatives are submitted to and approved in writing by the LPA in advance of that work being undertaken. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.
