Multiple extensions to the existing house to include new living and rest areas. Renovation of a garage space to convert into a usable space. Internal alterations to the house. External cladding and material change. (As clarified by amended Proposed Site plan received 18 October 2022 demonstrating visibility splays as requested by OCC Highways and amended plans demonstrating the change in siting of the driveway due to the requirement for adequate visibility splays)
Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, P002, P005, P006, P007, P012, P013, P003, P004, P001 Rev A, P014 Rev A, P010 Rev A, P009 Rev A, P011 Rev A and P008 Rev C, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved and in the submitted Design and Access Statement, or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policies DES1 and DES2 of the South Oxfordshire Local Plan 2035.
The proposed vision splay shall be formed, laid out and constructed in accordance with the approved plan Amended Proposed Site Plan dwgno P008 Rev C and shall be maintained as such thereafter.
Reason: In the interest of highway safety in accordance with Policy TRANS5 of the South Oxfordshire Local Plan 2035.
