The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 01T, 1080.G18.V.2, 1080.G15 V.2, 1080.G3.V.2, 1080.G11.V.2, 1080.G2.V.2, 1080.G1.V.2, 1080.G12.V.2, 1080.G5. V.2, 1080.G4.V.2, 1080.G19.V.2, 1080.G16.V.2, 1080.G8.V.2, 1080.G13.V.2, 1080.G17.V.2, 1080.G7.V.2, 1080.G6.V.2, 1080.G14.V.2, 1080.G10.V.2, 1080.G9.V.2 and 1004.G2 v4, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

Joinery details for all new windows and doors including scaled details of cills, lintels, and dormer eaves with a detailed specification of their type, design and external finish that has been first submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.

Before any paint stripping is carried out of timber beams, details of the method of paint stripping shall be submitted to the Local Planning Authority and a test panel(s) undertaken in a position to be agreed with the Conservation Team. The submitted cleaning method and the test panel must then be agreed in writing with the Local Planning Authority. The works shall only be carried out in accordance with the approved cleaning details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.

Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Photographic samples and specification of external materials b. Submission of a section and specification of new ground floor and basement floor slabs. c. Specification of basement plaster d. Details of proposed aga surround e. Submission of a lime specification for any mortar or plaster repairs Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.

All works of making good to the building interior and exterior to be carried out in materials and finishes to match the existing building or consistent with the original construction of the building unless alternatives are otherwise agreed in writing. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.

Following the removal of the basement ceiling, the submission of a schedule of repair of the ceiling joists should be submitted for the approval of the Local Planning Authority prior to carrying out any works of repair. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.

The roof construction shall be carried out in accordance with details set out in the agent's email dated 21 September 2022. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.
