Reason: To secure the proper planning of the area in accordance with Development Plan policies.

No dwelling shall be occupied until the adjacent spine and secondary roads (approved under P17/S3859/RM and P20/S4138/RM) have been constructed to enable access by all modes, (vehicular, pedestrian and cycle) to/from the site and to adjacent amenities, including public transport. Reason: To ensure an appropriate means of access to/from the site and in the interests of highway safety, in accordance with Policy TRANS5 of the South Oxfordshire Local Plan 2035.

Notwithstanding the details shown on drawing number CH014-007D in the submitted LEMP, an amended drawing to show the inclusion of additional bird and bat boxes ideally integrated into the dwellings, along with details of appropriate management prescriptions shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development above slab level. The additional bird and bat boxes shall be implemented in accordance with the approved details. Reason: To ensure appropriate provision is made for ecological enhancements for habitats and species and the creation of a diversity of habitats to encourage local wildlife in the long term as part of the LEMP, in accordance with the approved Landscape and Ecology Management Strategy for the site and Policy ENV3: Biodiversity of the South Oxfordshire Local Plan 2035.

Prior to the commencement of development above slab level, a lux contour plan to demonstrate that the lighting bollards located adjacent to the Ladygrove Brook corridor will not result in light spill exceeding 0.5 lux on the retained area of vegetation next to and the Ladybrook corridor. The lighting bollards shall thereafter be implemented in accordance with the approved details. Reason: To ensure the proposed lighting bollards accord with the approved Landscape and Ecology Management Strategy for the site and Policy ENV3: Biodiversity of the South Oxfordshire Local Plan 2035.

Prior to the commencement of development tree pit details and soil volumes for Acer Campestre Steetwise to be planted adjacent to the visitor parking bays opposite Plots 518 to 525 and Hornbeam tree to be planted in between Plots 493 and 494 shall be submitted and approved in writing by the Local Planning Authority. The tree pits will enable tree/s to successfully grow in hard surface environments. The pits must provide the significant quantities of growing medium required to allow the trees to become established and grow on to maturity, sustaining the trees in a healthy condition and allow for ease of maintenance The tree pits and soil volumes shall thereafter be implemented in accordance with the approved details. Reason: To help to assimilate the development into its surroundings in accordance with Policies ENV1, DES1 and DES2 of the South Oxfordshire Local Plan 2035.

Details of all plot drainage shall be provided to the Local Planning Authority for approval prior to first occupation. No dwelling shall be occupied until drainage required to drain surface and foul water from that dwelling has been installed in accordance with the approved details. Reason: Reason: To ensure that the application is accompanied by a complete set of private drainage layout plans, in accordance with Policy EP1 of the South Oxfordshire Local Plan 2011.
