Conditions / Refusal Reasons
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, Floor plan basement ref 19.111-10 Basement foul drainage ref 19.111-13 Site Plan ref TDS348.SC 1000 rev A Location plan LOC.001 Composite plan ref TDS348.SC 1001 except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Vision splays measuring 2.4 metres by 43 metres shall be maintained to each side of the access and the vision splays shall not be obstructed by any object, structure, planting or other material with a height exceeding or growing above 0.9 metres as measured from carriageway level. Reason: In the interest of highway safety in accordance with Policy TRANS5 of the South Oxfordshire Local Plan 2011.

The parking and turning areas provided in accordance with the approved plan TDS 348/SC 1000 rev A which should be constructed, laid out, surfaced, drained and completed to be compliant with sustainable drainage (SuDS) principles, shall be retained unobstructed except for the parking of vehicles associated with the development at all times. Reason: In the interests of highway safety and in accordance with Policy TRANS5 of the South Oxfordshire Local Plan 2011.

The proposed compensatory measures outlined in paragraphs 4.0 to 4.3 and shown within figures, 1, 2 and 3 in the letter from GS Ecology dated 4 May 2023 shall be implemented within 3 months of the date of this planning permission, unless otherwise agreed in writing. Evidence showing this has been carried out shall be submitted and approved in writing by the Local Planning Authority. Reason: To protect the important species on site and secure net-gains for biodiversity in accordance with polices ENV2 and ENV3 of the South Oxfordshire Local Plan and advice within the NPPF.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any Order revoking or re-enacting that Order), the enlargement, improvement or other alteration of any dwellinghouse as described in Schedule 2, Part 1, Class A of the Order shall not be undertaken without obtaining planning permission from the Local Planning Authority. Reason: To safeguard the amenities of the occupiers of the adjoining properties and the character of the area in accordance with Policies DES1, DES2 and DES6 of the South Oxfordshire Local Plan 2035.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any Order revoking or re-enacting that Order) the provision within the curtilage of the dwelling of any building, enclosure or swimming pool as described in Schedule 2, Part 1, Class E of the Order shall not be undertaken without obtaining planning permission from the Local Planning Authority. Reason: To safeguard the amenities of the occupiers of the adjoining properties and the character of the area in accordance with Policies DES1, DES2 and DES6 of the South Oxfordshire Local Plan 2035.
