The Construction Environmental Management Plan dated 05/07/2021 and approved by application reference P21/S3050/DIS shall be adhered to and implemented throughout the construction period strictly in accordance with the approved details. Reason: To minimise the ecological impacts of development on biodiversity, in accordance with Policies ENV2, ENV3 and ENV4 of the South Oxfordshire Local Plan 2035 and paragraphs 170 and 175 of the NPPF.

Prior to the first use of the community building, the car parking provision to serve the community building shall be provided in accordance with the approved plans. Thereafter, the car parking spaces shall be kept permanently free of any obstruction and maintained and retained at all times. Reason: In the interest of highway safety and in accordance with Policy TRANS 5 of South Oxfordshire Local Plan 2035.

The hedges forming boundaries to the public realm, as identified on plan number RID22843 14i Boundary Treatment Plan and the corresponding Soft Landscaping plans numbered RID22843 11L Sheets 1-10 shall be maintained in accordance with the provisions of the Landscape Management and Maintenance Plan RID22843Man Rev F dated November 2020 and approved under application reference P20/S4528/DIS. Reason: To help to assimilate the development into its surroundings in accordance with Policies ENV1, DES1 and DES2 of the South Oxfordshire Local Plan 2035.

Prior to the occupation of those dwellings specified on drawing number 20-3504-107 E - Proposed Tenure Plan as "voluntarily provided additional affordable units" details of the tenure of those units shall be submitted to and approved by the Local Planning Authority. Reason: To ensure the mix and tenures are appropriate for the location, in accordance with policy H9 of the South Oxfordshire Local Plan 2035.
