That, having regard to the incongruous appearance of the building and its position within this limited site, in conjunction with the proximity of existing dwellings and outbuildings when considered in the context of its prominent location along the A4074 within the Chilterns Area of Outstanding Natural Beauty (AONB) the proposal will create a dense form of development hard up against the prominent boundary of the site which results in an intrusive and harmful impact to the character and appearance of the of area and fails to conserve or enhance the special landscape of the Chilterns AONB. The development is contrary to Policies DES1, DES2 and ENV1 of the South Oxfordshire Local Plan 2034 and Policies CRP4 of the Crowmarsh Neighbourhood Plan and advice contained within Section 7 of the South Oxfordshire Design Guide 2016.
That particularly having regard to its size and siting of the dwelling in close proximity to the boundary and rear south facing elevation of the adjoining property Sheringham House, the proposed building would have an overbearing and oppressive impact and cause a loss of sunlight and overshadowing upon that adjoining property resulting in the development being unneighbourly detrimental to the amenity of occupants of that property contrary to Policy DES6 of the Oxfordshire Local Plan 2035.
