Having regard to its size and siting in close proximity to the boundary of the adjoining property to the west, No.26, the proposed building would have an overbearing effect upon that adjoining property and the development would be intrusive and unneighbourly and be detrimental to the privacy and amenity of occupants of that property. The proposed development therefore does not accord with the requirements set out in policy DES6 of the South Oxfordshire Local Plan 2035

Having regard to the roof form, scale and design, the proposed extension would be out of keeping with the character of existing traditional development in the area and would be detrimental to the visual amenity of the street scene. The proposed development therefore does not accord with the requirements set out in policies DES2 and H20 of the South Oxfordshire Local Plan 2035 and Policy 16 of the Goring Neighbourhood Plan.
