That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, PP1030 Rev B PE0010 Rev A LOC001 PP0011 Rev B PP0030 Rev B PP0010 Rev A (from P21/S5345/FUL) 200-P03 (from P21/S5345/FUL) OR, the plans from the planning permission P21/S5345/FUL Proposed site plan at 1:200 scale- drawing 260921-PP0010-A; Proposed roof plan at 1:200 scale - drawing 260921-PP0011-A; Proposed house ground and first floor plans at 1:100 scale - drawing 260921- PP0030; Proposed house elevations at 1:100 scale - drawing 260921-PE0010; and Proposed garage plans and elevations - drawing 260921-PP1030, OR, the plans from the original planning permission, MULLARD S2 P 02 Rev D, 3886-CREE-ICS-01-XX-DR-C-0400-P01-S2, LOC 001, S2 P 03 A, 2750 1 A, S2 P 05 and S2 P 04, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Construction Traffic shall be managed in accordance with the details contained in the Construction Traffic Management Plan (CTMP) submitted under application P21/S5345/FUL, The approved CTMP shall be implemented prior to any works being carried out on site, and shall be maintained throughout the course of the development. For the avoidance of doubt no construction traffic shall manoeuvre or pass within the root protection areas of any of the protected trees. Reason: In the interests of highway safety and to mitigate the impact of construction vehicles on the surrounding highway network, road infrastructure and local residents, particularly at morning and afternoon peak traffic times and in accordance with Policy TRANS5 of the South Oxfordshire Local Plan 2035.

Prior to the occupation of the dwelling a scheme to restore the road and verges (to the condition prior to the commencement of the development as detailed in the submitted Road Condition Report) shall be completed in accordance with a written scheme of restoration that shall first be submitted to and approved in writing by the local planning authority. For the avoidance of doubt, the property named as Burcot House in the report, to the north of Creek End, is known as Burr Wood. Reason: In the interests of highway safety and to protect the amenities of neighbouring occupiers in accordance with Policies TRANS5 and DES6 of the South Oxfordshire Local Plan 2035.

The trees shall be protected in accordance with the tree protection measures set out in the Arboricultural Method Statement and shown on the Tree Protection Plan, within the submitted Tree Survey Report, Impact Appraisal and Tree Protection Details report (November 2021) submitted under application P21/S5345/FUL. The tree protection measures must be installed prior to the commencement of all works and remain in place for the duration of the construction works for the development proposed. Reason: To safeguard trees which are visually important in accordance with Policy ENV1 of the South Oxfordshire Local Plan 2035.

That the landscaping scheme detailed on the submitted Landscape Proposals plan submitted under application P21/S5345/FUL shall be implemented prior to the occupation of the proposed dwelling. Where planting is carried out within the root protection areas of the existing trees, it must be carried out using hand tools and not mechanical machinery to ensure the roots of the trees are retained and protected. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 5 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, shall be planted and properly maintained to replace those lost. Reason: To help to assimilate the development into its surroundings in accordance with Policies DES1 and DES2 of the South Oxfordshire Local Plan 2035.

The exterior of the development hereby permitted shall only be constructed in the materials specified on the submitted Materials Schedule dated May 2022 (or in the material set out the Materials Schedule dated October 2021 submitted under application P21/S5345/FUL) or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policies DES1 and DES2 of the South Oxfordshire Local Plan 2035.

Prior to the occupation of the dwelling hereby approved, the parking and turning areas shall be provided in accordance with the approved plan no. 260921 - PP0010 - A submitted under application P21/S5345/FUL and shall be constructed, laid out, surfaced, drained and completed to be compliant with sustainable drainage (SuDS) principles, and shall be retained unobstructed except for the parking of vehicles associated with the development at all times. Reason: In the interests of highway safety and to ensure the provision of off-street car parking in accordance with policy TRANS5 of the South Oxfordshire Local Plan 2011.

Prior to the occupation of the dwelling the surface water drainage scheme shall be implemented in accordance with the revised drainage strategy dated February 2022 and shown on drawing 200-P03 submitted under application P21/S5345/FUL. Reason: To prevent pollution and flooding in accordance with Policies ENV12 and EP4 of the South Oxfordshire Local Plan 2035.

Prior to the occupation of the dwelling the foul water drainage scheme shall be implemented in accordance with the revised drainage strategy dated February 2022 and shown on drawing 200-P03 submitted under application P21/S5345/FUL. Reason: To ensure the proper provision of foul water drainage and to ensure flooding and pollution is not exacerbated in the locality in accordance with policy EP4 of the South Oxfordshire Local Plan 2035.

That two Electric Vehicle Charge Points shall be provided on site prior to the occupation of the dwelling. Reason: To ensure high standards of sustainable design and construction in accordance with Policy DES10 of the South Oxfordshire Local Plan 2035.
