Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 628 50 B, ISO SST PLR Rev R0, 628 15 C, 628 15 H, 628 14 G, 628 14 L, ISO SST GND Rev R0 and 713 4, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans/supporting documents hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policies DES1 and DES2 of the South Oxfordshire Local Plan 2035.

That the boundary treatment on the site shall be implemented as shown on plan ref 628/14/L unless otherwise agreed in writing by the Local Planning Authority. Reason : To ensure that the details of the works are appropriate and do not harm the setting of the listed building in accordance with policy ENV7 of the South Oxfordshire Local Plan 2035.

The development hereby approved shall be implemented strictly in accordance with the measures stated in section 6.0 of the supporting Outbuildings Bat Survey Report (Ecoconsult Ltd, September2022). This condition will be discharged through the receipt of a letter from the project ecologist providing evidence to confirm that the approved measures have been implemented in accordance with this condition. Reason: To minimise the impacts of development on biodiversity, in accordance with Policies C6 and C8 of the SOLP, Policy CSB1 of the SOCS and paragraph 170 of the NPPF.

The tree protection details as shown on the approved Tree Survey, Arboricultural Impact Assessment and Tree Constraints Plans dated August 2022 shall be put in place prior to any on site works including demolition and thereafter retained in situ for the duration of development. Reason: To safeguard trees which are visually important in accordance with Policies ENV1, DES1, and DES2 of the South Oxfordshire Local Plan 2035.

Prior to the first occupation of the development hereby approved, the parking and turning areas shall be provided in accordance with the approved plan 628/14/L and shall be constructed, laid out, surfaced, drained and completed to be compliant with sustainable drainage (SuDS) principles, and shall be retained unobstructed except for the parking of vehicles associated with the development at all times. Reason: In the interests of highway safety and to ensure the provision of off-street car parking in accordance with Policy TRANS5 of the South Oxfordshire Local Plan 2035.
