The proposed enlargement of the existing building would, as a result of the scale, increased height and position at the roadside frontage of the property, create a dominant feature within the site which would be visually intrusive within the surrounding rural landscape. The development would cause material harm to the character and appearance of the area, contrary to Policies DES1, DES2 and ENV1 of the South Oxfordshire Local Plan 2035, and advice within the South Oxfordshire Design Guide.
