Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 2107 D02, 2107 D11, 2107 D05, 2107 D16, 2107 D04, 2107 D15, 2107 D03, 2107 D13, 2107 D12, 2107 D14, 2107 D01B and 2107 D10B, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans/supporting documents hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policies DES1 and DES2 of the South Oxfordshire Local Plan 2035.

The development hereby approved shall be implemented strictly in accordance with the Mitigation measures outlined in section 4.4.6 of the submitted Ecology Report 'R02-Ecology Report-Rev02 dated 05 August 2022' Reason: To minimise the impacts of development on Legally Protected Species, in accordance with ENV2 of SOLP Local Plan 2035 and NPPF paragraphs 174 and 180.

The development hereby approved shall be implemented strictly in accordance with section 4.3.2 of the submitted Ecology Report 'R02-Ecology Report-Rev02 dated 05 August 2022' Reason: To minimise the impacts of development on Priority Habitats, in accordance with ENV2 of SOLP Local Plan 2035 and NPPF paragraphs 174 and 180.

No development hereby permitted shall take place except in accordance with the terms and conditions of the Council's organisational licence (WML-OR112) and with the proposals detailed on plan 'Jointer's Farm: Impact plan for great crested newt district licensing (Version 1)' dated 15th August 2022. Reason: In order to ensure that adverse impacts on great crested newts are adequately mitigated and to ensure that site works are delivered in full compliance with the organisational licence (WMLOR112) in accordance with ENV2 of SOLP Local Plan 2035 and NPPF paragraphs 174 and 180.
