Description
Conversion and alteration of unused 18th century granary building to a small holiday let cottage including installation of windows to external elevations along with new bathroom, kitchen and sleeping areas.
Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent.
Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, EF01, EE01, 0467-3-A, 0467-4-A, 0467-1-A and 0467-2-A, except as controlled or modified by conditions of this consent.
Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.
That the materials to be used for the external walls and roofs of the works hereby approved shall be of the same colour, type and texture as those used on the existing building(s).
Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.
Any external ducts, flue pipes or means of external venting shall be implemented in accordance with a detailed specification to be first submitted to and approved in writing by the Local Planning Authority.

Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development:
a. Details of the remedial structural interventions required to the historic frame and works to accommodate the additional loading of the internal conversion, including how the staddle stones will be reinstated.
Thereafter the works shall be carried out in accordance with the approved details.
Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.
Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun:
a. Details of the insulating materials to be used throughout
Thereafter the works shall be carried out in accordance with the approved details.
