Alterations to existing fenestrations: change the front dormer window roof from a flat roof to a pitched roof & change the front first floor window on the landing from 2 pairs of casement windows to a single pair of casement window, centered on the dormer above. (as clarified by letter from project Ecologist received 28 March 2022)
Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 021-100 PL-07, 021-101 PL-07, 032-101 PL-07, 052-101 PL-07, 032-100 PL-07, 052-100 PL-07, 031-101 PL-07, 051-101 PL-07, 031-100 PL-07, 051-110 PL-2, 031-102 PL-07, 051-102 PL-07, 010-100 PL-07, 010-101 PL-07 and 033-100 PL-07, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The development hereby permitted shall only be constructed in the materials specified on the plans/supporting documents hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policies DES1 and DES2 of the South Oxfordshire Local Plan 2035.
The bat access tiles, as shown on appendix 3 of the letter from GS Ecology (GS Ecology Ltd, 28/03/2022, Ref: ECO2460), shall be installed concurrent with the works to the dormer window and retained as such.
Reason: To protect the important species on the site, in accordance with Policies ENV2 and ENV3 of the South Oxfordshire Local Plan 2035.
