Description
Ground Floor - reinstate east window to Drawing Room, rebuild west elevation to dining room to accommodate new windows, reinstatement of ceilings and wainscoting to both. Reconfiguration of existing lavatory and utility room. Removal of C20th stud partition within east Sitting Room. Reconfiguration of existing north range to provide bedroom with ensuite bathroom.
First Floor - Removal of C20th cupboards/partition between Bedrooms 1 and 2 and restoration of ceilings and wainscoting to both.
Second Floor - Reconfiguration of bedrooms to north attics to provide ensuite bedroom and bathroom 5.
External - Rebuilding of existing triple flued chimney to north elevation and reinstatement of Dining Room chimney, introduction of rooflight to east corridor.
Complete re-roofing of property in handmade clay tiles and general repairs to windows and replacement as separately scheduled and itemised on detailed drawing. (as shown in amended plans submitted July 2022 following further discussion with the Conservation Officer)
Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, BLO001, 709.11, LOC001, BLO001, 709.11, LOC001, 709.12, 709.9 Rev A, 709.10 Rev C, 709.3 Rev A, 709.4 Rev B, 709.1 Rev A, 709.2 Rev D, 709.7 Rev A, 709.8 Rev B, 709.11, 709.5 Rev A, 709.6 Rev D and 709.12 Rev A, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
That all new bricks and roof tiles to be used in the works to closely match those predominant on the existing building
Reason: In the interests of the visual appearance of the development in accordance with Policies DES1 and DES2 of the South Oxfordshire Local Plan 2035.
