The proposed glazed link, connecting the main dwelling to the existing ancillary outbuilding would result in a sprawling footprint to the Grade II listed building, contrary to its historic development and inconsistent with the manner in which a house of this age and type would be extended. Cumulatively the approved and proposed extensions to the dwelling, would be twice that of its original plan form and in this case, the extensions would erode the special character of the historic dwellinghouse. The overall additions to the building's footprint and plan form would fail to preserve the historic, architectural interest and significance of the listed building. The proposals would result in harm to the special characteristics and significance of the Grade II listed building, contrary to paragraph 202 of the NPPF, and Policies STRAT1, DES2, ENV6, ENV7, and ENV8 of the South Oxfordshire Local Plan 2035.
