Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, SA-08-004 Rev A, 02365-SWJ-XX-XX-SK-S-00002, 02365-SWJ-XX-XX-SK-S-00001, SA-08-005 Rev A, SA-08-002 Rev B, SA-08-003 Rev B, SA-08-001 Rev C and 02365-SWJ-XX-XX-SK-S-00003, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

The exterior of the works hereby permitted shall only be constructed in the materials specified on the plans/supporting documents hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.

Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Submission of Joinery details for any new doors and windows b. Submission of a lime mortar and plaster specification for masonry repairs c. Submission of schedule of works to the flank wall prior to the commencement of the relevant works of opening up Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.

The works hereby approved shall be carried out in accordance with the Recommendations of the Report on Condition of the Existing Building (January 2022, SWJ Consulting Ltd) and measures contained within CONDITION SURVEY AND PROPOSALS FOR REPAIR AND ALTERATION (Simpson Architecture). Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.
