The proposed garage building would, as a result of its scale, height and position at the site frontage, result in a visually intrusive form of development at odds with the grain of housing in this part of Woodcote. The proposal would cause material harm to the character of the property and the wider area, contrary to Policies DES1 and DES2 and of the South Oxfordshire Local Plan 2035, Policy D1 of the Woodcote Neighbourhood Plan and advice within the Joint South Oxfordshire and Vale of White Horse Joint Design Guide.
