Conditions / Refusal Reasons
That, having regard to the proposed noise mitigation, that includes the windows for the proposed flats having to be permanently fixed shut, the development would give rise to and unacceptable impact on the living conditions and quality of life of the new occupants. Without adequate mitigation for the impact of noise the development, in such close proximity to Broadways Public House, would likely give rise to an unacceptable level of noise and disturbance for future occupants of the new properties on a continued and regular basis. In turn complaints made by future residents about noise and disturbance would be likely to have an impact on the current operation of Broadways Public House and constrain its use as an established venue which is important to the night time economy of Didcot. The development is contrary to policies ENV11 and EMP3 of the South Oxfordshire Local Plan 2035
