Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, PL.012, PL.006, PL.011, PL.013, PL.005, PL.010, PL.001, PL.014, PL.015, PL.02 and PL.009, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

Prior to the commencement of the relevant part of the works hereby approved a detailed specification of all wall, roof and floor insulation shall be submitted to and approved in writing by the Local Planning Authority and any such works shall be implemented in accordance with the approved details. Reason: To preserve the historic character of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.

Prior to the commencement of the relevant part of the works hereby approved a section of proposed finished floor levels and thresholds shall be submitted to and approved in writing by the Local Planning Authority and any such works shall be implemented in accordance with the approved details. Reason: To preserve the historic character of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035. .

That the brickwork to be used for the external walls of the works hereby approved shall be of the same colour, type and texture as those used on the adjoining building (external garden wall for ramp). Reason: To preserve the historic character of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.

All new window and doors joinery details hereby permitted shall only be constructed of the type, design and external finish specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: To preserve the historic character of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.

Prior to the commencement of the relevant part of the works hereby approved a detailed specification of any external ducts, flue pipes or means of external venting shall be submitted to and approved in writing by the Local Planning Authority and any such works shall be implemented in accordance with the approved details. Reason: To preserve the historic character of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.

The re-pointing on the exterior of the works hereby permitted shall be complete using hand tools and the lime mortar specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: To preserve the historic character of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.
