The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 21077_PP105, 21271_MBSa, 21077_PE103, 21271_MBS, 21077_PP102 A, 21077_L01, 21077_PP101, 21077_PE104 A and 21271_TOPO, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies. Related application(s): P22/S3680/DIS

Prior to the commencement of the relevant works a detailed specification of the type, design and external finish of all windows and external doors shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.

No works above slab level shall take place until a photographic schedule of all materials to be used in the external construction and finishes of the works hereby permitted has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035

Prior to the commencement of the relevant works, specifically the removal of the ties in bedroom 2, a structural assessment report and a methodology of proposed structural works required to the wall shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035

All new works and works of making good to the retained internal and external fabric of the listed building approved shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile with the exception of the construction methods within the new extension. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.
