That owing to the scale, siting and design of the proposed two-storey extension, the proposed development would not respond positively to the existing dwelling and would overwhelm its scale and footprint. As such, the proposed development would be contrary to Policy DES1, DES2 and H20 of the South Oxfordshire Local Plan 2035, Policy DQS1 of the Henley and Harpsden Neighbourhood Plan and the South Oxfordshire Design Guide 2016.

That owing to the scale, design and proximity to neighbouring 56 Gainsborough Crescent, the proposed development would adversely harm the amenity of the neighbouring occupiers of this property. The proposed development would result in a loss of privacy and the introduction of a large overbearing mass in close proximity to the shared boundary to the detriment of the enjoyment of this neighbour's garden. As such, the proposed development would be contrary to Policy DES6 of the South Oxfordshire Local Plan 2035 and the South Oxfordshire Design Guide 2016.
