The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, L02 Rev. B, L03 Rev. B, L04 Rev. B, L07 Rev. A, L08 Rev. B, L06 Rev. B, L05 Rev. B, L09 Rev. B, S03, L103, Loc.01, Loc.02, S07, S02, L08, S05, L105, S06, L09-1 and S04, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a) Prior to the commencement of the scheme, the submission of a phasing plan and timetable for the demolition of all existing extensions b) Joinery details (or specifications as necessary) for all new windows and doors c) Mortar specification and pointing method statement for repairs to listed building (brick and flintwork) d) A schedule of external materials for extension and outbuilding (photograph and written specification) e) Details of replacement cart doors to threshing barn Thereafter the works shall be carried out strictly in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies DES1, DES2, ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.

The development hereby approved shall be implemented in accordance with the scheme of ecological mitigation and compensation stated in sections 6.5 to 6.13 of the supporting Bat Emergence and Re-entry Surveys Report (All Ecology Ltd, 19/08/2021). All bat roost compensation and enhancement features shall be provided on site prior to first occupation of the development. Reason: To minimise the ecological impacts of development, in accordance with Policies ENV2 and ENV3 of the South Oxfordshire Local Plan 2035.
