The development hereby permitted shall be built in accordance with the submitted External Materials Schedule 1385-PLN-124, unless otherwise agreed in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policies DES1 and DES2 of the South Oxfordshire Local Plan 2035.

Prior to first occupation, all carbon reduction energy efficiency measures shall be implemented in accordance with the Sustainability and Energy Statement dated 10 November 2021 hereby approved and a Verification Report shall be submitted to the Local Planning Authority and approved in writing. The Verification Report shall demonstrate (with photographic evidence) that the energy efficiency measures have been implemented. These measures shall be retained and maintained as such thereafter in accordance with the Sustainability and Energy Statement, and Verification Report. Reason: To ensure high standards of sustainable design and construction in accordance with Policy DES10 of the South Oxfordshire Local Plan 2035.

Prior to the commencement of development above slab level, a biodiversity enhancement plan (BEP) shall be submitted to and approved in writing by the Local Planning Authority. The BEP shall be in accordance with the recommendations made in section 6.2 of the supporting Ecological Appraisal (Aspect Ecology, 25/08/2021, Ref: 4589 EcoAp vf /KK/DS) and include as a minimum 7 integrated bat boxes/tubes and 7 bird boxes on dwellings, with the position of features shown clearly on plan. Thereafter, the development shall be implemented in accordance with the approved BEP and all biodiversity enhancement features delivered prior to final occupation and retained as approved. Reason: To secure biodiversity enhancements on site, in accordance with Policies ENV2 and ENV3 of the South Oxfordshire Local Plan 2035.

The tree protection measures set out in Arboricultural Method Statement (Revision C - 16.11.2021) and Tree Protection Plan (dwg no: SH23238-03C) shall be put in place prior to any on site works including demolition and thereafter retained in situ for the duration of development. Reason: To safeguard trees which are visually important in accordance with Policies ENV1, DES1, and DES2 of the South Oxfordshire Local Plan 2035.

Any landscaping works, including the planting of trees, within the Root Protection Areas of existing trees will be carried out be hand. Reason: To safeguard trees which are visually important in accordance with Policies ENV1, DES1, and DES2 of the South Oxfordshire Local Plan 2035.

Subterranean drainage and services shall be laid out in accordance with the submitted Combined Services/Tree Location Plan drawing no. 1385/06.5 P2. Reason: To safeguard trees which are visually important in accordance with Policies ENV1, DES1, and DES2 of the South Oxfordshire Local Plan 2035.

Cycle parking facilities shall be provided prior to the occupation of the development hereby approved, in accordance with details to be submitted to and approved in writing by the Local Planning Authority. Reason: To encourage the use of cycles as a means of transport in accordance with Policy TRANS5 of the South Oxfordshire Local Plan 2035.

The first floor, bathroom window in the south eastern elevation of Plot 4 hereby permitted shall be glazed in obscure glass with a minimum of level 3 obscurity, prior to the first occupation of the accommodation and it shall be retained as such thereafter. Reason: To ensure that the development is not unneighbourly in accordance with Policy DES6 of the South Oxfordshire Local Plan 2035.
