Conditions / Refusal Reasons
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 521-PL02, 521-PL03 Rev A, 521-PL04 Rev A and 521-PL01, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans/supporting documents hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policies DES1 and DES2 of the South Oxfordshire Local Plan 2035.
The carport hereby approved shall only be implemented in conjunction with the erection of the new dwelling approved under reference P18/S2811/FUL.
Reason: To ensure that the development is appropriate and relates to the new dwelling in accordance with policies DES1 and DES2 of the South Oxfordshire Local Plan 2035.
The garage accommodation hereby approved shall be retained as such and shall not be adapted for living purposes without planning permission from the Local Planning Authority.
Reason: In the interests of highway safety and to ensure the provision of adequate off-street car parking in accordance with Policy TRANS5 of the South Oxfordshire Local Plan 2035.
The tree protection measures set out in the submitted Arboricultural Method Statement & Tree Protection Details report (January 2021) and shown on the accompanying Tree Protection Plan shall be put in place prior to any on site works and thereafter retained in situ for the duration of development.
Reason: To safeguard trees which are visually important in accordance with Policies ENV1, DES1, and DES2 of the South Oxfordshire Local Plan 2035.
