The site comprises an undeveloped area of countryside between the settlements of Gallowstree Common and Sonning Common that makes a positive contribution to the natural beauty and landscape qualities of the Chilterns AONB. The proposed building due to its siting and excessive scale as demonstrated through its design and external appearance, and the proposed private way due to its siting would be visually prominent within the landscape and would fail to conserve the natural beauty of this part of the AONB. Other more suitable locations for the development need to be considered. The development is contrary to the National Planning Policy Framework and Policy ENV1 of the South Oxfordshire Local Plan 2035 and Policy ENV1 of the Sonning Common Neighbourhood Plan.
