Conditions / Refusal Reasons
The mass and scale of the proposed roof structure would be out of keeping with the surrounding area, which is characterised by small, hipped roof bungalows. The proposed roof structure and rear dormer / flat roof extension which would have a 3.23 metre depth would create a dominant and overbearing extension which would be contrary to policies DES1 and DES2 of the South Oxfordshire Local Plan 2035 and the South Oxfordshire Design Guide SPD.
No energy statement has been submitted. The local planning authority are therefore unable to assess whether the residential units can achieve a 40% uplift above 2013 Building Regulations baseline requirements as required by policy DES10 of the South Oxfordshire Local Plan 2035.
