Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 2021MS1 and 2021MS2, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
Other than those expressly described by condition four of this permission the works hereby permitted shall only be constructed in the materials and details specified on the plans and supporting documents hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interest of visual appearance and to safeguard the special architectural or historic interest of the listed building in accordance with Policies DES1, DES2, ENV1, ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.
All works of making good to retained fabric of the listed building shall be completed in appropriate and breathable building materials of the same colour, type and texture as those used on the existing building in accordance with historic building conservation best practice, unless otherwise agreed in writing by the Local Planning Authority.
Reason: In the interest of visual appearance and to safeguard the special architectural or historic interest of the listed building in accordance with Policies DES1, DES2, ENV1, ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.
The first floor window in the western elevation of the detached garage / outbuilding hereby permitted shall be glazed in obscure glass with a minimum of level 3 obscurity, and shall be fixed shut below 1.7 metres from finished floor level of the room in which it is to be inserted, prior to the first occupation of the accommodation and shall be retained as such thereafter.
Reason: To ensure that the development is not unneighbourly in accordance with Policy DES6 of the South Oxfordshire Local Plan 2035.
