Conditions / Refusal Reasons
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, R927.27, R927.26, R924.01 and R924.24, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The exterior of the development hereby permitted shall only be constructed in the materials as approved under application P20/S4249/DIS unless otherwise approved in writing by the Local Planning Authority.
Reason: To safeguard the character and appearance of the listed building in accordance with Policy ENV7 of the adopted South Oxfordshire Local Plan 2035 and Policy DoT1 of the Dorchester on Thames Neighbourhood Plan.
The joinery details for the dormer windows shall be as approved under application P20/S4249/DIS shown on drawing no. R924.701 accompanying that application.
Reason: To safeguard the character and appearance of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035 and Policy DoT1 of the Dorchester on Thames Neighbourhood Plan.
A detailed specification of the new casement windows shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the relevant parts of the development. Thereafter the development shall be carried out in accordance with the approved details.
Reason: To safeguard the character and appearance of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035 and Policy DoT1 of the Dorchester on Thames Neighbourhood Plan.
All works of making-good to the building interior and exterior shall be carried out in materials and finishes to match the existing building or consistent with the original construction of the building unless alternatives are otherwise agreed in writing.
Reason: To safeguard the character and appearance of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035 and Policy DoT1 of the Dorchester on Thames Neighbourhood Plan.
The tree protection measures set out within the Arboricultural Method Statement and shown on the Tree Protection Plan, within the submitted Tree Survey Report, Impact Assessment and Tree Protection Details Report (May 2020), shall be installed prior to any on site works and thereafter retained in place for the duration of development.
Reason: To safeguard trees which are visually important in accordance with Policy ENV1 of the South Oxfordshire Local Plan 2035.
The development hereby approved shall be implemented strictly in accordance with the all of the details stated in section 6.12 of the supporting Updated Bat Survey Report & Bat Mitigation Strategy (Windrush Ecology Ltd, 18/08/2020).
Reason: To minimise the impacts of development on biodiversity, in accordance with Policy ENV3 of the South Oxfordshire Local Plan 2035.
The development shall be carried out in accordance with the Bat Licence Ref 202-4987-EPS-MIT, Bat Licence Annex document and WML-A13a_E5a&b - Work Schedule for Bat Annexed Licence approved under application P20/S4249/DIS.
Reason: To protect the important species on site, in accordance with Policy ENV2 of the South Oxfordshire Local Plan 2035.
The external ducts, flue pipes and means of external venting shall be as approved under application P20/S4249/DIS
Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.
