Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 535_21 and 535_21, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The riding arena hereby permitted shall be used only for the private leisure purposes of the owner of the land, and shall not be used for any commercial activity.
Reason: To avoid the introduction of a commercial use in this rural location and in the interests of neighbour amenity and highway safety, in accordance with Policies ENV1, DES6 & TRANS5 of the South Oxfordshire Local Plan 2035.
The development hereby approved does not grant permission for the addition of any external lighting to facilitate the use of the riding arena. No external lighting shall be erected at the site without express permission from the Local Planning Authority. Any future proposed lighting scheme at the site shall be submitted to council for consideration under a separate application for planning permission.
Reason: To protect the appearance of the immediate area, the wider Area of Outstanding Natural Beauty, local wildlife population and neighbouring residential properties from light pollution in accordance with Policy ENV1 of the South Oxfordshire Local Plan.
