Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 16821 03, 16821 07, 16821 02, 16821 05, 16821 01, 16821 04, 16821 06 and 16821 08, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
That the materials to be used for the external walls and roofs of the development hereby approved shall be of the same colour, type and texture as those used on the existing building(s).
Reason: In the interests of the visual appearance of the development in accordance with Policies STRAT1, ENV6, ENV8, DES1 and DES2 of the South Oxfordshire Local Plan 2035.
The rooflights hereby approved shall be set flush with the plane of the roof in which they are to be inserted.
Reason: In the interests of the visual appearance of the development in accordance with Policies STRAT1, ENV6, ENV8, DES1 and DES2 of the South Oxfordshire Local Plan 2035.
The extensions hereby approved shall be constructed in accordance with the recommendations outlined in the Flood Risk Assessment prepared by Creative Design & Structures Ltd for 53 Park Road Henley on Thames RG9 1DB dated October 2021, unless otherwise agreed in writing by the Local Planning Authority.
Reason: To ensure the proper provision of foul and surface water drainage and to ensure flooding and pollution is not exacerbated in the locality in accordance with Policies ENV12 and EP4 of the South Oxfordshire Local Plan 2035.
