Description
To demolish the existing Benson Garage office and construct a wall with vehicular and pedestrian iron gates. To refurbish and restore an out-building listed by curtilage and group value as part of No.7 High Street and change its use to office to replace the demolished office. (As amended by drawing received 1 November 2021, proposing simplified wall and gates, as advised by the Conservation Officer)
Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 1253_0211_Rev02, 0101 Rev 01, 0102 Rev 01, 0221 Rev 01, 0222 Rev 01, 0223 Rev 01, 0213 Rev 01, 0203 Rev 01, 0201 Rev 01, 0202 Rev 01, 0212 Rev 01 and 0100 Rev 01, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the development has begun:
- photographic schedule of external materials
Thereafter the development shall be carried out in accordance with the approved details.
Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.
