Demolition of rear single storey study/family area. Erection of two-storey front and rear extensions, single storey front and rear extensions and creation of a new larger rear ground floor decking area and a new first floor terrace. Internal layout and fenestration. Rear detached single storey outbuilding. (Amended Plans received showing floor levels and also Flood Risk Assessment on 15 November 2021).
Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 3735-200C, 3735-204B, 3735-101B, 3735-201B, 3735-103A, 3735-102A, 3735-202A and 3735-203A, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans/supporting documents hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policies DES1 and DES2 of the South Oxfordshire Local Plan 2035.
The development hereby approved shall be implemented in strict accordance with the measures stated in section 4.2 Mitigation and enhancements of the Bat Survey report (Turnstone Ecology, 25 August 2021, R01-Bat Survey Report-Rev00). Long term replacement roost sites must be delivered prior to occupation of the development.
Reason: To minimise the impacts of development on biodiversity and achieve net gains for biodiversity, in accordance with ENV2 and ENV3 of the South Oxfordshire Local Plan 2035 and paragraph 174 and 180 of the NPPF.
