The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, A P 500 P2, A E 200 P1, A P 600 P1, A P 800 P2, A P 400 P1, A E 300 P1, A P 300 P1, A E 101 P1, A D 101 P2, A P 101 P1, A E 100 P1, A D 100 P2, A P 100 P2, A P 200 P1, A 01 P1, A E 102 P1, A D 102 P2, A P 102 P1 and A 02 P1, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies. Related application(s): P22/S0909/DIS

Prior to construction of the relevant element of the works hereby approved a photographic schedule of the materials (brick plinths, render, weatherboarding, tiles) to be used in the external construction and finish of that element shall be submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the works and to safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.

Prior to the commencement of the relevant works hereby approved (internal structural alterations) a photographic record of the building fabric to be removed (as set out within Understanding Historic Buildings: A Guide to Good Recording Practice, Historic England, 2016) shall be undertaken, This must be carried out by an archaeological/building recording consultant or organisation. Reason: As the building is of historic importance in accordance with Policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.
