The proposed development would threaten the health and longevity of trees on the site that are of significant amenity value and are the subject of a Tree Preservation Order. If permitted, the development could result in pressure to remove trees in the future. The loss of the trees would be harmful to the character and appearance of the site and surrounding area and as such, the development would be contrary to Policies ENV1, ENV8, DES1 and DES2 of the adopted South Oxfordshire Local Plan 2035 and BS 5837, 2012.
