Having regard to the size, scale, bulk and design of the proposed extensions, the proposal would result in an incongruous and intrusive addition to the host building, which would considerably detract from the character and appearance of the existing dwelling and would fail to preserve or enhance the character and appearance of the conservation area. Thus, it would conflict with Policies DES1, DES2, H20, ENV6 and ENV8 of the South Oxfordshire Local Plan 2035 and the technical guidance set out in the South Oxfordshire Design Guide 2016.
