The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P21/S5165/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 1477.40A, 1477.41A, 1477.42A, 1477.44A, 1477.43A and 21 01983 04, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P21/S5165/DIS

Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the commencement of the rebuilding of the wall: a. Mortar specification b. Method statement for all works of underpinning Thereafter the development shall be carried out in accordance with the approved details. Reason: To safeguard the character and appearance of the conservation area and visual amenity in accordance with Policies DES1, 2, ENV6 & 8 of the South Oxfordshire Local Plan 2035 and Policies HA1, 2 & HD1 of the Wallingford Neighbourhood Plan.

Sample panels of facing brickwork showing the proposed colour, texture, facebond and pointing shall be provided on site, submitted to the Local Planning Authority and approved in writing before the commencement of the rebuilding of the wall. The sample panels shall be retained on site until the development is completed and the new development shall be carried out in accordance with approved panel. Reason: To safeguard the character and appearance of the conservation area and visual amenity in accordance with Policies DES1, 2, ENV6 & 8 of the South Oxfordshire Local Plan 2035 and Policies HA1, 2 & HD1 of the Wallingford Neighbourhood Plan.
