Demolition of the existing conservatory and rear extension and construction of a new part single storey, part two storey rear extension, a new window to the front elevation and internal alterations. (As per amended plans to remove a number of windows, and roof lights from the east elevation submitted 17 Aug. 21 and ecological information submitted 15 September 2021)
Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 20009-103 A, 20009-102 A, 20009-101 A, 20009-200 B, 20009-201 E, 20009-202 E and 20009-203 E, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
That the roof tiles, brickwork and rough cast render to be used for the external walls and roofs of the development hereby approved shall be of the same colour, type and texture as those used on the existing building(s).
Reason: In the interests of the visual appearance of the development in accordance with Policies STRAT1, DES1, DES2 and ENV1 of the South Oxfordshire Local Plan 2035.
The development hereby permitted shall be implemented in strict accordance with the measures stated in section 4.3 of the recommendations table 7 in the emergence and activity bat survey report (Cherryfield Ecology, June 2021). All ecological mitigation and enhancement features shall be delivered on site prior to first use and retained as such thereafter. Any variation shall be agreed in writing by the Local Planning Authority before such change is made.
Reason: To minimise impacts on biodiversity, in accordance with Policies STRAT1, ENV2 and ENV3 of the South Oxfordshire Local Plan 2035.
