The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, A115 Rev D, 216045 03 P1, 216045 02 P1, A117 Rev A, A106, 17121977, A114 Rev B, A116 Rev D, A103, A113 Rev B, 17121978 Rev D, A102, A112 Rev D, 17121978-1 Rev D, A101, A111 Rev D, 216045 01 P2, A100 Rev A, A110 and A105 Rev A, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

Works to be carried out in accordance with the approved plans and supporting documentation (Design Access and Heritage Appraisal and Structural Statement). Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.

Prior to commencement of the relevant works (not including the necessary opening up works which are approved by this consent) details of the replacement fireplace materials and surround shall be submitted to and approved in writing by the Local Planning Authority. The works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.
