The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.

Reason: To secure the proper planning of the area in accordance with Development Plan policies.
Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the development has begun:
a. External material samples by photo: panel for extension and garage including roof tiles, timber cladding and rainwater goods.
b. Details at appropriate scale for all new joinery (windows, doors, roof lantern and balcony)
Thereafter the development shall be carried out in accordance with the approved details.
Reason: In the interests of the visual appearance of the development in accordance with Policies DES1, DES2, ENV6 and ENV7 of the South Oxfordshire Local Plan 2035.
Tree protection measures shall be implemented during the construction period as approved under application reference P21/S2865/DIS.
Reason: To safeguard trees which are visually important in accordance with Policy ENV1 of the South Oxfordshire Local Plan 2035.
