That, particularly having regard to its size and siting in close proximity to the boundary of the adjacent property to the east, the proposed building would have an overbearing effect and result in significant overshadowing to that adjacent property. The development would therefore be intrusive and unneighbourly, and detrimental to the amenity of occupants of that property, and contrary to policy DES6 of the adopted South Oxfordshire Local Plan and paragraph 130 of the NPPF.
