Conditions / Refusal Reasons
The cumulative effect of the proposed extension and those existing results in a disproportionate addition to the original building so the proposed development is inappropriate development in the Green Belt. The disproportionate scale of the extensions will also result in a low level of harm to openness. There are no special circumstances that outweigh this harm to the Green Belt, so the application is contrary to policy STRAT6 of the development plan and chapter 13 of the NPPF.

The excessive bulk and unsympathetic form of the extensions are harmful to the appearance of the dwelling and the visual amenity of the area. Therefore, the application is contrary to the Design Guide SPD, policies DES1 & 2 of the development plan and chapter 12 of the NPPF.
