Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, HNSH PL 01 Rev F, 5026-02 and HNSH MD 01, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

All works of making good to the building interior and exterior to be carried out in materials and finishes to match the existing building or consistent with the original construction of the building unless alternatives are otherwise agreed in writing Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.

That the 19th Century sash window shown for replacement in the kitchen be reused within the opening above unless an alternative is otherwise agreed in writing. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.

Details, including drawings as necessary, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Joinery details for new windows to kitchen and utility. b. Details of relocation of all or parts of the 19th Century sash window shown to be removed from the sitting room Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy ENV7 of the South Oxfordshire Local Plan 2035.

No works shall take place on site prior to the making of a detailed recording of the chimney breast. This must be carried out by a building recording consultant or organisation in accordance with a written scheme of investigation which shall first have been submitted to and agreed in writing by the Local Planning Authority. Reason: As the building is of historic importance in accordance with Policy ENV6 of the South Oxfordshire Local Plan 2035.
