Variation of condition 2 (approved plans) and alteration to description of works of application P20/S2973/LB:
1. Amend description to "Demolition to side extension and rebuilding to side North extension, internal alterations and re-in-statement of front entrance to the central part of front elevation"
2. Minor alterations to approved North kitchen extension
3. Minor alterations to approved master ensuite layout.
Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than 4 May 2024.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans 4200303-4101 A, 4200303-4301, 4200303-4401, R936.01, R936 -10 D and R936-11 D, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans/supporting documents hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policies DES1 and DES2 of the South Oxfordshire Local Plan 2035.
All windows and external doors shall be provided in accordance with the detailed specification of their type, design and external finish that was submitted to and approved in writing by the Local Planning Authority under planning ref P21/S2715/DIS.
Reason: In the interests of the visual appearance of the development in accordance with Policies DES1 and DES2 of the South Oxfordshire Local Plan 2035.
The external construction and finishes of the development shall be carried out using the materials which were submitted to and approved in writing by way of a photographic schedule under planning ref P21/S2715/DIS

The acoustic and thermal insulation materials to be used in the works shall be in accordance with the details submitted to, and approved in writing by, the Local Planning Authority under planning ref P21/S2715/DIS.
Reason: To protect the special architectural and historic interest of the listed building in accordance with Policies ENV6, ENV7 of the South Oxfordshire Local Plan 2035.
Method of abutment of the new extension and details of making good following removal of existing lean-to are to be carried out as submitted to, and agreed in writing by, the Local Planning Authority under planning ref P21/S2715/DIS
Reason: To protect the special architectural and historic interest of the listed building in accordance with Policies ENV6, ENV7 of the South Oxfordshire Local Plan 2035.
The works hereby approved shall be implemented strictly in accordance with all of the recommendations made in section 5 of the supporting Bat Survey Report (Ecoconsult Ltd, 12/08/2020).
Reason: To minimise the impacts of development on biodiversity, in accordance with Policies ENV2 and ENV3 of the SOLP35, and paragraph 170 of the NPPF.
