That, having regard to the limited size of the site and the amount of built form across the full width of the site, the proposed dwelling, does not allow for sufficient space for landscaping to help to assimilate the development into its surroundings. In addition, the contemporary design is at odds with the prevailing character of the area. The proposal represents an unacceptable form of development that fails to reflect the positive features that make up the character of the local area and would detract from the character and appearance of the locality. As such, the proposal is contrary to Policies STRAT3, DES1 and DES2 of the adopted South Oxfordshire Local Plan 2035.
